Make-ready and unit turn services for rentals and apartments

Quick answer

Make-ready (also called a unit turn or turnover) is the work that gets a vacant apartment, rental home or suite ready for the next tenant: repairs, paint, fixtures, flooring and the punch list. HandyMangum Facility Solutions does make-ready work for property managers, landlords and investors across Central Florida, with a written scope and price before we start.

What a make-ready includes

Every turn is different, but most include drywall patching and touch-up or full paint, door and hardware repairs, caulking, light fixtures and bulbs, outlet and switch covers, blinds, minor plumbing parts, flooring repairs and a final punch walk.

We start from your move-out inspection or walk the unit ourselves, price the scope line by line, and do the work in an order that does not leave the unit waiting between trades.

Who it is for

  • Property management companies
  • Landlords with one or a few rentals
  • Investors preparing a property to lease or sell
  • Small apartment communities
  • Commercial suites between tenants
  • HOAs with association-owned units

Good to know

  • Send your standard paint colors and finish specs once, and we use them on every turn.
  • Line-item pricing makes tenant bill-backs easier to document.
  • Cleaning, carpet cleaning and pest control are done by those specialists; we can schedule around them.
  • If any part of the job needs a permit or a state-licensed trade, such as new plumbing lines or new wiring, we tell you during the quote and that part is handled by properly licensed professionals.
