Preventive maintenance

Facility maintenance, property maintenance, commercial handyman: what is the difference?

Facility maintenance usually means keeping a business's own building working: offices, clinics, stores, restaurants. Property maintenance usually means rental and community property kept up for tenants and owners. A commercial handyman is the person who does the hands-on repairs in either. We do all three kinds of work; the name on the work order does not change how we do the job.

Work that needs a state license or a permit, such as electrical, plumbing, HVAC, roofing or structural changes, is handled by properly licensed professionals, and we tell you up front when a work order falls into that group.

For property managers, franchise owners and other multi-site clients, we also cover locations farther out: from Daytona Beach to Tampa, from Jacksonville to Miami. Tell us where your sites are and we will tell you honestly what we can cover.

Commercial maintenance FAQs

What is facility maintenance?

Facility maintenance is the ongoing repair and upkeep that keeps a business's building safe and working: doors, walls, ceilings, floors, restrooms, lighting, signs and the exterior, plus scheduled checks that catch problems early.

Is a commercial handyman the same as a facility maintenance company?

They overlap. A commercial handyman does the hands-on repairs; a facility maintenance company also schedules, tracks and closes out the work. HandyMangum Facility Solutions does both for small and mid-size properties.

Can a handyman work on commercial property in Florida?

Yes, for repairs and maintenance that do not need a state contractor license, such as painting, drywall, doors, hardware, ceiling tiles and flooring. Licensed trades such as electrical, plumbing, HVAC, roofing and structural work must be done by licensed contractors. If any part of the job needs a permit or a state-licensed trade, such as new plumbing lines or new wiring, we tell you during the quote and that part is handled by properly licensed professionals.

Do you work for property managers and HOAs?

Yes. Business and association clients were 30% of our jobs so far in 2026, and we have done 546 jobs for business clients since May 2023.

How do I submit a work order?

Call or text (407) 699-1123, email services@handymangum.com, or use the online request. Send the address, the issue, photos and any access notes; we confirm the scope and send a written quote or schedule the visit.

Are you insured?

Yes. HandyMangum is licensed and insured, insured up to $1M, and we can send a certificate of insurance when you set us up as a vendor.

What areas do you cover?

We are based in Longwood, and most of our work is in Central Florida, including Longwood, Orlando, Apopka, Sanford, Lake Mary, Altamonte Springs, Winter Park, Maitland, Casselberry, Oviedo, Winter Springs, Winter Garden and Windermere. For commercial and multi-site clients we also travel farther: from Daytona Beach to Tampa and from Jacksonville to Miami.

What are your hours?

Our office is open Monday to Friday 7 AM to 5 PM, Saturday 9 AM to 12 PM.

Need a maintenance vendor you do not have to chase?
